Here is an opportunity for you just in case you haven't come across it yet for your real estate deals. I use a company that will allow a real estate investor to access their private investor funds to buy Short Sales and flip them to an end buyer. You can request a proof of funds letter from them to include in your short sale package and show the bank you are buying the house with cash!

Summary

The first transaction, Seller to Investor (A to B), is fully funded with the private investor's cash. The 2nd transaction, Investor to End-Buyer (B to C), is the end buyer's loan that pays back the cash that was funded by the investor and covers your profit! The cost for you to use their funds is 3% paid out from your profit at closing. The cash is available up to $400,000. Their percent fee is higher any amount larger than $400,000.

This is a great way for real estate agents to work with investors, like you, who have buyers. The realtor's commission shows on the A to B HUD and then the investor closes with their buyer in the B to C HUD. Therefore, not jeopardizing the real estate agents fiduciary responsibilities with the seller. This company doesn't obligate you to have the property listed with a real estate agent. As you know, that is up to the seller, the bank, and your negotiation techniques.

Flipping properties in a double closing works when you disclose this information to every party involve and the title company knows how to do it. This company recommends two title companies that will do the double closing. There are certain disclosures and forms they want to see before processing the paperwork. However, they will still allow you to use their cash funds if you wish to use your own title company and mortgage lender.

There are other real estate programs available you can take part in. For example they show you how to locate assets held by local banks or asset managers. Their Asset Investor Buyers can then purchase the asset list and compensate you for bringing them together. You will get 1/2% of the bulk assets they buy. So if they buy a list of assets that total $1,000,000 you will earn $5,000.

Other programs include Seller Lease/Option, No Down Payment Program and the Inverse Purchase Program which shows you how to flip homes without title seasoning issues in a non Short Sale Transaction. You can use their funds for REO flips. However, if the bank doesn’t allow you to use your title company when buying their REO properties, you won't be able to flip it.

There is a web interface member’s area where you log in to gain access to all their training videos, information and forms. They have training videos for each program being hosted by the owner of the company who teaches you how to get started with the programs. You can look at the videos at your own pace. The owner also holds weekly Live Webcast to give new tips, marketing ideas, keeps you up to date on what is and isn't working in the current real estate market and answers any questions you may have. More than likely, you will be familiar with most of the programs so going through the videos will be refreshing.

Here's the catch! To gain access to these programs, including their private investor cash funds, you must become a paying member. There are two ONE TIME FEE membership levels: Platinum Level for $697 which gives you access to all their programs. The second is Gold Level for $297 which gives you access to Private Funds and how to Flip Properties using advanced Lease/Option techniques. Then, $97 each year as long as you stay a member. There is a Free Membership available for 30 days. 4 signups under Gold or Platinum will promote you to Gold Level. If you have no sales within the 30 days, you can request an extension to the free membership. Please note there are no refunds after 72 hours.

Unless you know note buyers, cash investors who are willing to give you access to their funds, and title companies that can structure all of this, I believe this is a good program to become a part of. The main reason I'm using this program right now is to gain access to their investor funds and PROPERLY do short sale flips with my own deals or investors who have buyers for my listings. This company also provides me with a website like the one you are about to visit, so I can market these programs to investors, real estate agents, mortgage lenders, etc... My network can gain access to these cash funds for their own real estate deals and be involved in those real estate programs I mentioned earlier. Let's say you were interested in the short sale program, here is something you can think about. Don't sign up unless a seller signed up with you. Then, after you become a member, you can request a proof a funds letter from the company to submit with your short sale package and show the bank you have cash to settle the short sale!
